As an Associate Counsel - Real Estate, you will be primarily responsible for supporting the real estate and business development departments.
Duties and Responsibilities
Analyze, draft and negotiate terms and conditions of real estate leases, amendments, assignments and related documents. Identify issues and risk considerations, anticipate requirements, communicate to local field managers and business teams and recommend solutions. Work with outside counsel as needed.
Analyze, draft and negotiate terms and conditions of other types of contracts, in support of our customer and vendor contract teams. Teach business team members on contract interpretation and negotiation matters.
Assist in contract dispute resolution. Work with outside counsel, as needed.
Support various departments within the organization and investigate and research real estate related legal issues as they arise.
Maintain real estate documents, forms and policies, including annual reviews.
Manage Lease Administrators.
Manage Lease Software Management System, including reporting and trending.
Project management of various initiatives as directed by General Counsel.
All other duties assigned by General Counsel.
3+ plus years legal experience. JD from an ABA accredited school and active admittance to practice in any state. Ability to obtain limited license to practice in South Carolina.
Experience in drafting and negotiating real estate leases.
Experience with drafting and negotiating contracts.
Computer proficiency, including Microsoft Outlook, Word, Excel, SharePoint and Access.
Lease software experience. Tririga software experience a plus.
Ability to research legal and business issues.
Initial detailed training by General Counsel intended to convey Sunbelt procedures and work product; intent for position to eventually work independently, requesting advice when needed and provide updates as needed.
Excellent verbal, written, analytical, problem-solving and organizational skills required to complete numerous projects concurrently. Ability to make decisions and articulate reasoning. Self-motivated, detail-oriented and ability to maintain confidentiality.
Business experience working in a fast-paced environment that requires multi-tasking, prioritizing and flexibility.
Outstanding people skills.
Ability to translate legal verbiage into common understandable terms for the internal clients, external partners and suppliers.
Occasional travel may be required.
Must be able to bend, squat, crouch and/or reach and lift up to 25 pounds or more, as required by the job. Some Sunbelt jobs may require driving for long periods of time, loading and unloading heavy equipment, performing work in extreme weather conditions including rain, wind or excessive temperatures and/or night and weekend work.
