Prominent, non-profit organization in New York City is seeking a Real Estate Legal Counsel. This individual will work closely with the Director of Real Estate, as well as the Operations and Finance teams, to manage key aspects of securing private facilities, including diligence, permits, tax considerations, contract negotiations, and closing, in addition to supporting the larger legal team as needed. The Real Estate Legal Counsel will partner closely with Finance and Operations, as well as other departments, to establish and execute on a long-term real estate strategy. The successful candidate will have a strong record of representing sophisticated clients in complex real estate transactions under tight timeframes.
Real Estate Transactions
With Operations and Finance teams, evaluate terms of proposed real estate transactions to support potential transactions that will best serve the needs of this growing organization;
Perform due diligence on proposed transactions, properties, and counterparties;
Structure transactions for optimal value, taking into account space needs, tax status, funding sources, long-term financial stability, etc.;
Collaborate with multiple parties and stakeholders, operating as project manager as appropriate and necessary;
Negotiate deals that achieve organizational priorities (e.g., timely renovations);
Draft, negotiate, and finalize leases, subleases, purchase agreements, and ancillary documents; and
Enforce contractual provisions and legal protections that enhance organizational interests after closing.
Keep apprised of applicable legal and policy developments; and
Working with Operations and Finance, develop a scalable long-term facilities plan for this growing organization.
at least 4+ years of transactional real estate legal experience, with proven track record of leading on complex transactions and delivering superior results;
Demonstrated ability to work well under pressure and manage multiple critical projects and deadlines;
Excellent business judgment and strategic thinking (short-term and long-term);
Strong project management skills with superior attention to detail;
Proactive, resourceful, “can do” entrepreneurial approach to recognizing needs, solving novel, complex problems, anticipating issues, and developing solutions; and
Team player who is results-oriented and self-motivated.
